Property management for owners

We manage buildings the way owners do.

Because that’s what we are. We own and run apartments across nine Wisconsin markets, and we’ll run yours against the same bottom line we answer to on our own.

Is your building leaving money on the table?

Proof, not promises

Three buildings. Three different problems.

Running a building is coaching. Anyone can run one play. The job is reading what’s in front of you and knowing which play the down calls for. Here’s what three of ours needed.

Lake Park apartments in Plover, across the pond

Operations alone

Lake Park, Plover

Handed to us
A stabilized building under a third-party manager. Nothing structurally wrong. Leasing on autopilot, budget carried forward year to year, vendor contracts renewing untouched.
What we did
No capital project. We re-priced the rent roll unit type by unit type, took vendor contracts back out to bid, and moved maintenance from reactive to scheduled.
−39%maintenance and repair spend
−50%turnover cost
~95%occupancy, no broad rent promotion

January to August, year over year. Cleaning down 37%, grounds down 35% and amenity revenue up 13%, with revenue held steady.

A different building entirely

bantr weston, Weston

Handed to us
A nursing home. Not an underperforming apartment building, but an asset whose use no longer worked in that market.
What we did
We changed the use, repositioned it into apartments, then leased and ran it ourselves. Same story at Neenah and Chilton. Today it runs as furnished, flexible-term housing for corporate and traveling guests.
76→95%occupancy, up from 76%
+13%average rent
+37%revenue over two years

Annualized revenue from about $582,000 to about $800,000, and NOI from negative to positive.

More revenue per unit

bantr wausau, Wausau

Handed to us
A large building we own, performing fine on annual leases, nowhere near what the market would pay.
What we did
Roughly half the building went short-term alongside annual leases, with turn time cut to 24–48 hours so the extra turnover cost nothing in vacancy.
~50%of the building on short-term stays
24–48 hrsto turn a unit between guests

Short-term, furnished and annual leases under one roof, priced and staffed as one building. The kind of setup most managers won’t attempt.

Why owners hand us the keys

An owner on your side, not a vendor.

Most management companies have never signed for a building. We have, and we still do. Here’s what that changes.

Buildings we run right now

Nine markets. One team.

Some we built, some we bought, some were something else entirely before we got to them. All of them we operate ourselves. If your building is near one of these, our team is already in place.

The free building review

Bring us one building. We’ll tell you what we’d change.

Thirty minutes with our leadership. Pick one of these, or all four, and we come to the call having already looked at your building.

  1. 01

    What your rents should be

Your unit types against the buildings you compete with, from people who have toured them.

  2. 02

Where your expenses sit above market

Vendor rates, turn cost and staffing, against what we pay per unit across nine markets.

  3. 03

What else the building could be

Short-term, furnished, add-on services or a change of use, including when the answer is to leave it alone.

  4. 04

    What switching would actually cost

One percentage. No setup fee, and no line items showing up in month three.

How it works

From first call to handed off.

    Tell us about the building

Two minutes with the form below, or book a time with our CEO directly.

  2. 2

    We do the homework

Rents, expenses and options, looked at before the call so the 30 minutes is about your building, not about us.

  3. 3

    You get the review

What we’d change and what it would cost: one percentage, no setup fee. Yours to keep either way.

  4. 4

    We take it from there

Leasing, marketing, maintenance and on-site staff, run by the team already running ours.

Straight answers

What owners ask first.

What does it cost?

One percentage. No setup fee, and no line items showing up in month three. You’ll know the number before you decide anything.

Is the building review really free?

Yes. Thirty minutes with our leadership. You pick what we look at, and you keep what we find, whether or not you hire us.

Will you push short-term rentals on my building?

No. We run annual, short-term, furnished and mixed-use, so we can tell you which one fits. For most buildings that’s straight annual, and we’ll say so.

Do you take mixed-use buildings?

Yes. Management, leasing, marketing, maintenance, landscaping and cleaning are all in house, which is why we take the mixed-use buildings other managers pass on.

My building isn’t near your markets. Should I still reach out?

Yes, tell us about it. If it’s near one of our nine markets, our fully integrated team is already in place.

Who will I actually talk to?

Our leadership, including our CEO, Austin Lokre. Not a sales rep reading a script.
